Advanced Flooring Inspection

Standards-Based Inspection of Fully Installed Flooring Using Proprietary Diagnostic Tools

Flooring failures are among the most expensive post-close issues for builders. Our Advanced Flooring Inspectionevaluates fully installed flooring using Arizona ROC workmanship standards, TCNA guidelines (for tile), and manufacturer installation requirements for all flooring types.

We use advanced, proprietary tools and techniques to detect installation defects and performance issues after the flooring is fully installed, providing builders with a level of insight no other inspection company offers.

Why Builders Schedule This Inspection

  • Identifies installation defects early, before final finishes and punch work
  • Reduces warranty exposure and costly post-occupancy repairs
  • Ensures compliance with ROC, TCNA, and manufacturer standards
  • Provides a detailed, independent QC document for subcontractor accountability
  • Delivers unmatched diagnostic precision with proprietary tools

Standards We Inspect To

  • Arizona ROC Standards for finished flooring
  • Tile Council of North America (TCNA) standards (tile & stone)
  • Manufacturer installation requirements for:
    • LVP / LVT
    • Laminate
    • Engineered wood
    • Carpet
    • Tile & grout
  • When standards differ, we default to the most stringent performance requirement

What We Inspect (Finished Flooring Only)

All Flooring Types

  • Overall appearance quality
  • Levelness & flatness (verified with straightedges, digital levels, and mapping tools)
  • Transitions between flooring materials
  • Expansion gaps at perimeters (for floating floors)
  • Surface defects, lifting, noise, or movement
  • Consistency of installation across room boundaries

Tile & Stone (TCNA-Based Evaluation)

  • Lippage measurement using precision digital gauges
  • Tile alignment, layout, and pattern consistency
  • Cracked, loose, or hollow-sounding tiles (acoustic spot testing)
  • Grout joint uniformity and color consistency
  • Grout haze, incomplete filling, and wash issues
  • Movement joints where required
  • Surface quality, chips, or finish defects

LVP / LVT / Laminate / Engineered Wood

    Evaluated against manufacturer installation standards:

    • Seam uniformity and locking integrity
    • Peaking, tenting, cupping, and edge lifting
    • End-joint stagger pattern compliance
    • Proper expansion spacing around the perimeter
    • Surface scratches, gouges, dents, or factory defects
    • Noisiness or movement when walked on

    Carpet Systems

    • Stretch tension (detecting loose/wrinkled areas)
    • Seam locations and seam visibility
    • Carpet-to-hard-surface transitions
    • Tack strip placement quality
    • Carpet defects or mismatched dye lots

Proprietary Tools & Techniques (Exclusive to Our Inspections)

We use tools not offered by any other inspection company, including:

    • Precision digital floor flatness mapping
    • Laser-level slope measurements
    • High-definition surface imaging
    • Acoustic spot testing for hollow tile detection
    • Gap and seam micro-measurement tools
    • Floating floor expansion analysis instruments

These tools give builders a detailed view of flooring performance conditions that typical inspectors cannot detect.

    Deliverables You Receive

    • Comprehensive flooring inspection report

    • High-resolution photos of each defect and affected areas

    • Digital measurement data

    • ROC/TCNA/manufacturer-referenced findings

    • Clear, actionable correction list for flooring subcontractors

    • Optional reinspections after repairs

    Ideal Timing

Schedule after all flooring is fully installed, but before:

    • Baseboards (if still pending)
    • Final paint
    • Homeowner orientation or walk-through

This allows installers to correct deficiencies before they become complex and costly.
